A chasm exists between the amount of affordable, low income rental home property that is needed versus what is actually available. Nearly all our clients are outside the bounds of what is “normal” in either “ideal” client or rental arrangements.
We know that responsible business practices are what keep us able to buy, rebuild, and rent affordable housing, while building up neighborhoods. We take full responsibility for our mission and how we implement it, and it is going very well and helping a lot of people who otherwise would be on the street, bankrupt, or end up living with relatives. It simply works.
Our real estate development also goes into apartment structures or buildings that can be retrofitted to make housing units, or repaired and sold to generate funds for more single family houses. By taking troubled property off the market, and improving it, we improve the property values of the entire neighborhood. We are repurposing, upcycling, and often preserving older homes with solid bones but tired faces.
Sometimes we are able to salvage affordable housing properties that face loss of public or private funding that has been helping keep renters in, but repairs not done. Through our real estate development purchase program we can finance and buy these buildings, upgrade and renovate them, and rent them at a reasonable cost that still pays for the loan. This avoids using precious new resources and materials for new construction, and often is a much faster solution to get people into housing. It is good economics, good environmentally, and good sense.
We know from many years of experience that helping people pull themselves up helps the community. Often people are able to improve their financial condition sufficiently to get off other public rolls. They become valued members of a community, giving back in volunteer efforts, through their children’s schools, their spiritual organizations, and elsewhere.
Helping transform lives one house at a time also helps keep people out of the system, or from returning to the system, with our resident services support network. Giving people esteem, less stress, and hope makes all the difference.
